1. Proof of Identity

• Government-issued photo ID (Driver’s license or passport)

• Social Security number (card or official document)

2. Proof of Income

• Most recent 30 days of pay stubs

• Last 2 years of W-2s (or 1099s if self-employed or contract)

• If self-employed: 2 years of personal and business tax returns, plus a year-to-date profit & loss statement

• Social Security, pension, or other income documentation (if applicable)

3. Employment Verification

• Employer contact information for verbal or written verification

• Letter of employment (sometimes required)

4. Asset Documentation

• Last 2 months of bank statements (checking, savings, investment, or retirement accounts)

• Documentation for large deposits (source of funds explanation)

5. Tax Returns

• Last 2 years of federal tax returns (all pages and schedules)

6. Debt and Liability Info

• Statements for credit cards, auto loans, student loans, etc.

• Documentation for any other monthly obligations

7. Property Information (once under contract)

• Fully signed purchase agreement

• Name and contact info for your real estate agent

• Homeowners insurance quote or binder
