Review your payment
Explore how a different rate or loan term could affect your monthly budget.
Refinancing replaces your current mortgage with a new loan. The right choice depends on the new payment, closing costs, loan term, available equity, and how long you plan to keep the home.
Common goals include changing a rate or loan term, moving from an adjustable to a fixed rate, consolidating eligible debt with a cash-out refinance, or removing mortgage insurance when program rules allow. A lower monthly payment can result from a longer term and may increase total interest. Cash-out reduces available equity and increases the amount owed.
Compare the current loan with a written new-loan estimate: interest rate and APR, monthly principal and interest, taxes and insurance, closing costs, cash required, and the total cost over the time you expect to own the home. Ask when a refinance might break even on upfront costs. Approval, rates, and terms depend on credit, property value, and underwriting.

Your goals guide the choice
Option 01
Consider it when: you want to change your interest rate, monthly payment, or repayment period.
Compare your current mortgage with a new loan that fits your priorities. Melissa can walk through fixed-rate options, term changes, and program requirements for your situation.
Option 02
Consider it when: you want to access some of your home equity for a planned expense.
A cash-out refinance replaces your existing mortgage with a larger loan and may provide funds after the existing balance and closing costs are paid. We’ll compare the new payment and overall cost with your goals.
Cash-out reduces your available equity and increases the amount owed. Consolidating debt into a mortgage uses your home as collateral.
Look at the whole picture
A lower payment is one part of the decision. Compare the costs today with the benefits over the time you expect to keep your new loan.
Review lender and third-party charges, points, and any credits. Ask whether costs are paid upfront, added to the balance, or offset by a lender credit.
When a refinance lowers your payment, compare the upfront costs with the expected monthly savings and your plans for the property.
Compare APR, repayment term, and total interest. Extending the term can lower a payment while increasing interest over the life of the loan.
Lender credits may reduce cash due at closing in exchange for a higher rate. “No closing cost” does not mean the loan has no costs. Rates, terms, availability, and approval depend on credit, property value, and underwriting.

Before you refinance
Have your current mortgage statement, an estimate of your property value, and your goals ready. The lender may also request income, asset, insurance, and debt documents as part of the review.
It may be possible depending on the new loan program, property value, loan-to-value ratio, and lender requirements. Compare the full costs rather than looking only at mortgage insurance.
A shorter term may reduce total interest but can increase your required monthly payment. Review your budget, goals, and the cost of the new loan with Melissa.
No. Savings depend on the new rate, fees, term, and how long you keep the loan. Ask for a written comparison and review closing costs, APR, monthly payment, and total interest.
